The Commission unanimously approved a veterinary clinic and multiple residential projects, paving the way for housing growth and neighborhood improvements.

REDLANDS, Calif. — At its Aug. 12 meeting, the Redlands Planning Commission approved several key items affecting the city’s residential and commercial landscape. The projects include a conditional use permit for a veterinary clinic, a revision to a 35-lot single-family development, the subdivision of a 4.3-acre parcel into 11 single-family homes and a variance for a corner-lot addition. All motions passed unanimously.

A conditional use permit to establish and operate a veterinary clinic in the Plaza Las Palmas Shopping Center was approved. The clinic, which will operate without overnight boarding, will exist within a 3,160 square-foot space with room for veterinary services including surgery, treatment, preparation/recovery, pharmacy laboratory, x-rays, administrative space and a reception area. 

“I live in the area, and I think it’s wonderful that you guys are going to go there,” said Commissioner Mark Stanson. “It’s great for the animals in the neighborhood.” This item received multiple speaker slips from residents who voiced strong support for the clinic. 

Revisions to a 35-lot single-family residential development by Tri-Pointe Homes were reviewed and approved. The revisions include updated architectural plans to replace the Cottage and Modern Seaside styles with Prairie and Farmhouse themes while maintaining the previously approved lot configuration. The proposal also includes wall and fence changes as well as landscape revisions such as relocating the tot lot and new tree selections. 

A tentative track map for an 11 single-family lot subdivision at the northeast corner of Texas Street and Pioneer Avenue was approved. The 4.3 acre parcel will feature lots with one of five Neo-Eclectic Ranch architectural variations. Landscaping plans protect nine existing trees along Pioneer Avenue and introduce new street trees, while two lettered lots are designated for open space and stormwater management. 

A corner-lot setback reduction at 27 Westwood Lane was approved, allowing a 500-square-foot addition to an existing single-family home. Because the lot slopes below street grade, the addition minimizes grading and preserves mature trees. Commissioners agreed that the project maintains neighborhood character and meets all required findings for approval.
