REDLANDS, Calif. — A proposal to build 255 single-family homes on approximately 35 acres near the 210 Freeway will go before the Redlands Planning Commission on Tuesday, Oct. 27, along with requests to extend permits for two previously approved apartment developments.
Redlands Pioneer Partners LLC is proposing a residential development on approximately 35.3 acres east of the 210 Freeway between West San Bernardino Avenue and West Pioneer Avenue.
The project includes:
The proposal would also involve removing an existing segment of Tennessee Street that crosses the property and dedicating a new segment of New York Street along the eastern boundary.
To accommodate the development, the applicant is requesting a General Plan amendment changing the land use designation from commercial to medium-density residential. The project would also be removed from the East Valley Corridor Specific Plan and placed under a new Pioneer Park Specific Plan.
The commission will also review a socioeconomic study prepared under Measure U.
The Planning Commission will make a recommendation to the City Council, which will consider the proposed land use changes and development plans.
Diversified Pacific Development Group LLC is requesting a one-year extension for a previously approved 460-unit mixed-use development on the east side of Tennessee Street, north of West Lugonia Avenue.
The project includes 460 apartments and approximately 18,000 square feet of commercial space, along with parking, landscaping, lighting and utility improvements.
Invision Community Builders LLC is also requesting a one-year extension for a previously approved 108-unit senior housing complex between Grove Street and Judson Street, south of the Orange Blossom Trail.
The project would provide market-rate rental housing for residents ages 55 and older. The original approval included a density bonus request under California's State Density Bonus Law, allowing up to a 15% increase in the project's residential density.
Both extension requests are listed on the commission's consent calendar, which allows commissioners to consider routine items together unless an item is pulled for separate discussion.
The Redlands Planning Commission meets at 4 p.m. Tuesday, Oct. 27, in the City Council Chambers at the Civic Center, 35 Cajon St., Suite 2.
Residents may attend in person or participate through Zoom using meeting ID 884 6352 1324.
