REDLANDS, Calif. – The City Council unanimously approved the new 541 unit Lugonia Village housing development during its meeting on March 5.
Why it matters: The development planned for the corner of West Lugonia Avenue and Karon Street includes a mix of single family homes, townhomes and apartment units for a range of incomes and lifestyles.
Details: The proposed mid-century modern style housing development by Redlands Summit LLC will include:
451 apartment units ranging in size from about 560 - 1,125 square feet.
72 two-story attached townhomes ranging from about 1,300 - 2,000 square feet.
18 single-story detached homes facing Karon Street that serve as a buffer between the new apartment complex and existing neighborhoods, according to the developer. The homes will range in size from 1,590 - 1,690 square feet.
One significant aspect of the Lugonia Village residential project was the inclusion of 28 units of affordable housing, a move widely praised by the council and other stakeholders. The units reserved for very-low-income households will be within the apartment complex.
Traffic congestion in the area was raised as a significant concern during the meeting. It was noted that improvements in traffic light sequencing and road enhancements might be needed to manage the anticipated increase in traffic flow.
