*UPDATE: The Redlands Planning Commission will consider whether or not to recommend to City Council the approval of a proposed 357,610 square-foot warehouse development on California Street on Tuesday, June 11, 2024\.*

REDLANDS, Calif. – Redevelopment of the former Splash Kingdom Water Park site is underway.

Los Angeles developer [North Palisade Partners](https://northpalisade.com/?ref=communityforwardredlands.com) is proposing the construction of a 357,610-square-foot distribution warehouse on the 18-acre site at 1101 California Street, directly off of I-10.

The project would include 47 truck dock doors and 8,000 square feet of office space.

**Why it matters:** This land is [zoned](https://experience.arcgis.com/experience/270ce6ef02b34ef193ba0df197e89ce9/page/Zoning/?ref=communityforwardredlands.com#data%5Fs=id%3Aea5787bc897a4f7fa1bf89756c6de984-189ac9fb8cb-layer-2%3A7918) as [Special Development](https://www.cityofredlands.org/sites/main/files/file-attachments/ev-sd%5F-%5Fspecial%5Fdevelopment.pdf?1582745158&ref=communityforwardredlands.com) as a part of the East Valley Corridor Specific Plan. This means land use options go beyond industrial or commercial use.

At a [July 2021 Redlands Planning Commission meeting](https://destinyhosted.com/agenda%5Fpublish.cfm?id=73352&mt=ALL&vl=true&get%5Fmonth=7&get%5Fyear=2021&dsp=min&seq=268&ref=communityforwardredlands.com), city staff discussed the broad list of permitted uses for the land. At the time, commissioners encouraged the development of the land into an entertainment spot for the community.

The now-defunct Splash Kingdom Waterpark (formerly Pharaoh's Lost Kingdom) operated as a water park, trampoline park, minigolf course, arcade, and concert venue from 1996 until 2020\.

The proposed warehouse is in an area of mixed development with the San Bernardino County Museum to the east and distribution warehouses to the west.

Immediately north of the property, Kaiser Foundation Hospitals plans a multi-phased 863,000-square-foot medical office and hospital to be built over 20 years, according to the city's [current project list](https://www.cityofredlands.org/sites/main/files/file-attachments/major%5Fprojects%5Flist%5F2q%5F2024%5F-%5F4.11.2024.pdf?ref=communityforwardredlands.com).

The closest residence is about 700 feet from the project, and the nearest school is about a third of a mile away.

**Where the project is now:** The public review and comment period for the environmental reports related to the development began on March 28.

The environmental reports, based on CEQA guidelines, look at impacts on [greenhouse gases](https://www.cityofredlands.org/sites/main/files/file-attachments/appendix%5Ff%5Fgreenhouse%5Fgas%5Fanalysis.pdf?ref=communityforwardredlands.com), [air quality](https://www.cityofredlands.org/sites/main/files/file-attachments/appendix%5Fa%5Fair%5Fquality%5Fanalysis.pdf?ref=communityforwardredlands.com) and [traffic](https://www.cityofredlands.org/sites/main/files/file-attachments/appendix%5Fb%5Ftraffic%5Fimpact%5Fanalysis.pdf?ref=communityforwardredlands.com). A full list of the reports can be found [here](https://www.cityofredlands.org/post/environmental-documents?ref=communityforwardredlands.com).

Those who want to comment on the environmental report's findings can write to Kevin Beery, Senior Planner, at kbeery@cityofredlands.org.

Comments must be received by 5:30 p.m. on Monday, April 29.

**Moving Forward:** Additional opportunities for public comment will be available when the project goes before the Redlands Planning Commission.
